Room in a shared flat

Bright 16 m2 room on the second floor of a quiet flat in Winterthur, available furnished or unfurnished (see photo), with a built-in wardrobe and heating. Available from 1 October, date negotiable.
The flat has three bedrooms, so you would be sharing with two flatmates. There is a bathroom with a separate bath and shower, a bright living room that opens onto a balcony overlooking the garden and trees, and a fully equipped kitchen with an electric stove and plenty of cupboard and fridge space. The building has a laundry room with a free shared washing machine and dryer, a communal garden, basement storage for larger items and space for a bike.
The location is very well connected. The Loorstrasse bus stop is about 25 metres from the door and the bus reaches Winterthur main station in roughly 8 minutes. Both the station and ZHAW are also within walking distance, and the local Coop is about 350 metres away.
Your flatmates would be two engineers, 29 and 30, both working full-time. One works locally in Winterthur, the other spends about half his time in Germany and is often away. We speak German and English at home, and Kevin is fluent in Mandarin. The flat is quiet and relaxed: we largely keep to ourselves, rarely have visitors, and since we are both busy you will often have the place to yourself. Kevin is usually out doing sport during the week and away hiking at weekends, and when he is home you will find him reading on the couch or out on the balcony. We eat together now and then and value open, friendly communication. Cleaning is shared, with everyone tidying up after themselves and helping with the occasional bigger clean.
We are looking for someone calm and tidy who would enjoy a peaceful home, ideally studying or working full-time, and preferably a non-smoker. If you are a ZHAW student this is a great spot: close to the university, well connected and good value. It is a bonus if you enjoy the occasional conversation or are into sports, but there is no pressure either way.
