Chur, as the capital of Graubünden, is an important economic and service center for the region. The connection to the A13 as well as to the rail networks of the SBB and the Rhätische Bahn connects the location with Zürich, Eastern Switzerland and the Bündner regions.

Storage area and location
We are renting a storage area of approx. 257 m² in the Chur station. It is centrally located in the first basement level under the PostAuto deck and the tracks. The storage room is approx. 5.8 m wide and approx. 45 m long.

Equipment and access

• Room climate: basically unheated, with constant cellar temperatures and ventilation.
• Access: possible via the large ramp depending on the vehicle.
• Lockability: the anteroom and main storage area can each be locked with one gate.
• Lighting and electricity: the basic lighting with fluorescent tubes and various power connections remain.
• Sanitary facilities: WC with washbasin and hot water available.
• Additional room: next to the existing preparation kitchen, there is a separate room that could potentially be used as an office.

Handover and takeover of inventory
The storage area is basically handed over empty and without built-in fittings. The previous tenant is active in the gastronomy and catering sector and works with food. Any takeover of inventory and tenant improvements is to be negotiated directly with him. This includes, among other things:

• Cold storage cell
• Wooden office installation
• Preparation kitchen with tiled floor
• Water pipes
• Power connections

Rental conditions

• Net rent: CHF 3’105.– per month
• Service charges: CHF 175.– per month
• Total amount: CHF 3’280.– per month, plus 8.1 % VAT
• Security deposit: CHF 21’300.– as a deposit, bank guarantee or deposit insurance

The notice period is six months at the end of a month.
